It's topping out time in Riem today: Prof. Dr. h.c. Roland Berger is building 110 affordable apartments on the basis of the "Munich Model." As of December 2010, these homes will be rented out to people with average and below average incomes. City councilor Dr. Elisabeth Merk and other members of the city council will be attending and can look forward to a lunch of typical Bavarian delicacies accompanied by just as traditional Bavarian band music at the ceremony. Roland Berger, who is the patron of the project, will hold a brief welcoming address at 2 p.m.
"Residential rents in Munich are the most expensive in all of Germany, averaging at twelve euros per square meter," says Roland Berger. "As a citizen of Munich, it is important to me to help increase the number of affordable homes on the market." The rents in the "Munich Model" are set at around nine euros per square meter for the first five years. The apartments range in size from 36 m2 to more than 100 m2 and will be ready by December 2010. Furthermore, there are also twenty additional apartments available, but built without public funding.
The new housing estate in the middle of Parkstadt Riem is modeled on the Kräuterhof concept. The buildings are all built according to leading-edge environmentally friendly and energy-saving standards and give people with modest incomes the opportunity to rent a modern home with low energy requirements. In addition to its attractive location between the landscape park and Lake Riem, which is great for swimming, it also offers a well-planned infrastructure. Plenty of natural green, parks, pedestrian zones and playgrounds account for about half of the total ground space of Messestadt Riem. "The homes we have built are mostly family apartments, and are of high structural integrity and environmentally friendly," says Roland Berger.
The "Munich Model" is designed to appeal especially to young families and create affordable living space. The city of Munich offers investors in residential property inexpensive parcels of land for the project, among other advantages. For the tenants, initial rents capped at around 9 euros per square meter and with moderate increases after that are a big plus. The waiting list already has more than 200 people looking for apartments on it, so you have to get your application in fast if you want to benefit from the advantages offered.
